Bay Area Virtual Tours - You Don't Need Good Pictures to Sell Houses!

Bay Area Virtual Tours are everywhere, but do you really need one?  For that matter, do you really need good or professional photographs?  Can't you just snap some photos with your point-and-shoot, load them to the MLS and "poof" the house is sold?  Well, in some cases... maybe!

San Francisco Bay Area real estate has been very strong compared with many areas of the country.  And yet, no different than anywhere else, it is key to the success of a listing and for that matter, the listing agent, to be priced right and marketed well.  So just what do we mean by "marketed well"?

Virtual Tour in Walnut Creek, caI am going to borrow a paragraph out of the text "How to Photograph Houses by Stan Barron".  The booklet was written for members of The Institute For Luxury Home Marketing, founded by Laurie Moore-Moore.  In this booklet, Stan says:

"Selling a house is not a real estate function...it is a marketing function, and pretty photographs sell more houses.  Think about the marketing used for professional products you are exposed to.  Have you ever seen a bad photograph (taken with a point-and-shoot-camera) in an ad for a BMW?  Of course not.  Ever seen a badly composed shot in a cosmetics ad?  Never.  Good photographs are worth the effort."

Maybe we should ask ourselves, do we have an ethical and possibly legal responsibility to represent the client in a professional manner that includes photographs that highlight the homes features, and marketing that exposes it to the public, even more so than the BMW dealer?

So, how do we take good or even great pictures?  Start with a good camera.  With recent technology improvements you can buy a good digital SLR camera for under $1000.  One that I recommend is the Canon EOS Rebel.  Nikon also has a very good entry level digital SLR called the D40 in the same price range.

Bay area virtual tours as an authorized RTV dealer, is no different than virtual tours and real estate photography anywhere in the world and one of the keys to good architectural photos is the wide-angle lens.  You want a lens that is somewhere between 12 and 16mm for a digital camera.  Remember, the lower the number the wider the lens.  A normal camera is a 35mm lens so a 16mm will shoot much wider shots such as shown above.  I shoot with a Canon 50D and a 12-24mm wide-angle lens.

Next, always and I mean always use a tripod!  You cannot hold the camera still enough to get good pictures.  And you will also want to be sure the camera is level and that's hard to do when hand holding the camera.  At Property Marketing Studios, I use a tripod with a built-in leveler so I know the camera is level in either vertical or horizontal positions.

Then to add natural lighting, you can either use a very slow shutter speed such as 4-8 seconds for a long exposure and natural light (no flash) or use an external flash and a diffuser.  I use both natural lighting (above) and the Gary Fong Lightsphere Diffuser (below) for a natural look and feel.

Kitchen in Walnut CreekSo, do you really need good pictures to sell homes?  Only if you want to get more exposure, sell faster and get noticed by more potential sellers and buyers that take note of your great photos and superior marketing skills!

And the rewards will be well worth it... Your sellers will be telling their friends and associates what a great job you did and statistics show that properties with good pictures sell faster than those without!  And quantity does matter too...  According to NAR, listings with the most pictures and with Virtual Tours get more viewing by almost 30%.

Yes, all of this is an investment, but it will pay for itself in faster sales and referrals by your sellers and clients.  Or, if your time is better spent getting new clients and prospecting, then hire a professional such as us, Property Marketing Studios.

As part of Bay Area Property Marketing Studios and Virtual Tour business, we offer the option of using the agents photographs and creating a YouTube Presentation for as little as $35.  This is a great option for those agents that like to take their own pictures.  Use the tips above and your pictures will look great and when Property Marketing Studios exposes it to the world, you and your seller will be proud!

So, in summary, I hope we have established the need for good quality, even professional pictures whether you take them yourself or you hire a professional such as Bay Area Property Marketing Studios.

Next, how do we market the property to get the exposure for the property as well as ourselves.  Social networking, Twitter, YouTube, Craigslist?  RTV and Property Marketing Studios have developed social media exposure programs that expose both the property and the agent to the world!  But hey, that's for another day, We will talk more about that in our next communications.

I invite you to join me on my Facebook Fan Page at:  Facebook.com/PMStudios360

Pleasanton Virtual Tours - Your Listings on YouTube?

Pleasanton virtual tours are now seen on YouTube with the new "Exposure Only Package" available from Property Marketing Studios in the Bay Area.

Real estate agents face the same budget concerns as everyone else and sometimes a full virtual tour and/or professional photography is just not in the budget.  Even though I believe it is one of the best investments an agent can make in marketing a property if it is done by the right provider and includes social media and exposure.

As a virtual tour provider in the San Francisco Bay Area it is important to offer real estate agents several options for their listings, even listings they may already have listed with their own pictures or a virtual tour from another provider.  That is why we developed our "Exposure Only Packages".  These include a YouTube Presentation that uses the agents MLS pictures requiring no work on the agents behalf and creates a 1-3 minute YouTube Presentation complete with agent information, property listing details and high-quality photo transitions, descriptive text overlays and soundtrack.

We then offer our Super e-Blast Plus Package that combines a creative newsletter e-blast out to over 500 local real estate professionals, a Craigslist Ad and distribution to dozens of real estate and internet web sites and search engines.  Each of these are just $35 or combine them together for only $55.

Bay area virtual tours and Property Marketing Studios use social media as an integral part of our business model and these new packages highlight this commitment to our clients.  As an authorized dealer for Real Tour Vision (RTV), a world leader in virtual tour technology with dealers in over 26 countries, we have the support and expertise to offer options for our clients to cover all of their needs.

All of our virtual tours in the Bay Area are included in our e-Blast to local agents and are distributed to over 90 websites through our Super e-Distribution.  And with full service virtual tours starting at just $79 and now YouTube Presentations at just $35, there is a virtual tour and social media solution for every agent and every listing!

By the way, did you know if you have TIVO, you can search YouTube listings right on your TV set?  Rumor has it that YouTube is now the second largest search engine after Google.  With new cars coming out in the next couple of years with Facebook included in the GPS screen, social media is here to stay!

Thank you for reading. Your comments are welcomed and encouraged.  Please visit our site, www.PMStudios360.com to read more about our services and don't forget to sign up for our Free "Brokers Pajama Tour"...

Bay Area Property Marketing and Social Media Networking

Bay Area Property Marketing Studios and virtual tours focus a lot of our time on social media, as an integral part of our services to clients as well as our own promotion.  But what is social media and how can it help sell real estate you ask? Using Wikipedia "the online encyclopedia" for the term "Social Media" it is described as (in brief and relative to our topic):

"Social media is media designed to be disseminated through social interaction, created using highly accessible and scalable publishing techniques. Social media uses Internet and web-based technologies to transform broadcast media monologues (one to many) into social media duologue's (many to many)."

It goes on to talk about the components of social media, common forms of social media, etc.  For a more detailed definition, look it up at www.Wikipedia.com.

Social Media as Defined by Tim Denbo
For our purposes here and specifically as it relates to real estate, property marketing and virtual tours, Tim Denbo of Property Marketing Studios defines Social Media as the use of media such as pictures, video, voice, graphics/art, email/words, combined in an attractive manner and shared or distributed through electronic or online social networking and syndication sites such as Facebook, Twitter, Google, Trulia, Zillow, Activerain, Realtown, YouTube, Yahoo, Craigslist and more...

So how can Social Media and Social Networking help YOU sell more homes?
Over the last 20 plus years as a sales and marketing professional, I have learned that sales is 90% networking and 10% who you know... :)  So what has changed?  Like it or not, today more than 85% of home buyers last year said they first started looking for their new home on the Internet!  Most of them, before they even had chosen a real estate agent.

Social Networking GroupWhat Social Media is NOT
Social media will (in most cases) not replace your traditional methods of prospecting and networking such as farming, Just Listed and Just Sold postcards, phone calls, cold calls, letters (snail-mail), Chamber of Commerce, the local MLS Marketing Groups and the absolutely required golf meetings... :)

How do I use Social Media?
Let's start with Facebook...  Facebook has been thought by many people to be just for young people or something that our kids use to communicate and create groups of friends.  Maybe posting cute family pictures such as this of my granddaughter... No, I'm not making any polical statement!  Facebook has evolved into much more than this!  Today, Facebook has more subscribers than the entire population of the United States!  Facebook in 2009 passed the 350,000,000 member mark!  Yes, that is 350 MILLION!!!

You will want to start off by going to www.Facebook.com and signing up for a free membership.  When you sign up you have many choices including who you want to be able to view your profile.  Some people choose to have two seperate profiles, one for personal and one for business while others use just one.  My business and my personal life are so intertwined, I jjust use one profile but this is a choice you can make over time.

Start by creating a personal profile with basic information about yourself, nothing too personal, just keep it simple.  The important thing is to get started today!  Create a profile with a minimum of your name, contact information, picture (yes, include your picture), business and some personal information.

Next, start looking for your friends, associates and clients that are also on Facebook, you may be surprised at who you find!  Then the fun begins...  I have found dozens of childhood friends, past business associates and even my favorite grade school teacher!  I have connected with friends that are now in Mexico, overseas as well as living in Hawaii (must go to visit soon) and owning one of the TOP 100 Wineries in the world, right here in the East Bay Area!  Ask me about this if interested... :)

Try this for a couple of weeks and remember to search for your friends and invite them to join you as a Facebook Friend, you may be amazed at how fast your friends list grows...  Congratulations, you are now social networking!  Now that wasn't so tough was it?

Bay Area Property Marketing Studios and virtual tours uses YouTube (above), Facebook, Twitter, Activerain, Realtown, and many other social media networking sites to promote our clients properties as well as ourselves as the experts in property marketing, virtual tours and social media.  Our next blog will talk about some other ways we use these tools to help grow our business in the San Francisco Bay Area and we hope this helps you get started growing your own social network.

Is your Bay Area virtual tour provider creating a YouTube presentation and Craigslist Ad for you?  Do they include syndication to dozens of the top social media and real estate Internet sites?  If not, do you have time to do this yourself?  The successful real estate professionals in 2010 and beyond will be the ones using social media to their advantage or hiring a marketing assistant to do it for them.
