But what is social media and how can it help sell real estate you ask? Using Wikipedia "the online encyclopedia" for the term "Social Media" it is described as (in brief and relative to our topic):
"Social media is media designed to be disseminated through social interaction, created using highly accessible and scalable publishing techniques. Social media uses Internet and web-based technologies to transform broadcast media monologues (one to many) into social media duologue's (many to many)."

Social Media as Defined by Tim Denbo
For our purposes here and specifically as it relates to real estate, property marketing and virtual tours, Tim Denbo of Property Marketing Studios defines Social Media as the use of media such as pictures, video, voice, graphics/art, email/words, combined in an attractive manner and shared or distributed through electronic or online social networking and syndication sites such as Facebook, Twitter, Google, Trulia, Zillow, Activerain, Realtown, YouTube, Yahoo, Craigslist and more...
So how can Social Media and Social Networking help YOU sell more homes?
Over the last 20 plus years as a sales and marketing professional, I have learned that sales is 90% networking and 10% who you know... :) So what has changed? Like it or not, today more than 85% of home buyers last year said they first started looking for their new home on the Internet! Most of them, before they even had chosen a real estate agent.
What Social Media is NOT
Social media will (in most cases) not replace your traditional methods of prospecting and networking such as farming, Just Listed and Just Sold postcards, phone calls, cold calls, letters (snail-mail), Chamber of Commerce, the local MLS Marketing Groups and the absolutely required golf meetings... :)
How do I use Social Media?
Let's start with Facebook... Facebook has been thought by many people to be just for young people or something that our kids use to communicate and create groups of friends. Maybe posting cute family pictures such as this of my granddaughter... No, I'm not making any polical statement! Facebook has evolved into much more than this! Today, Facebook has more subscribers than the entire population of the United States! Facebook in 2009 passed the 350,000,000 member mark! Yes, that is 350 MILLION!!!
You will want to start off by going to www.Facebook.com and signing up for a free membership. When you sign up you have many choices including who you want to be able to view your profile. Some people choose to have two seperate profiles, one for personal and one for business while others use just one. My business and my personal life are so intertwined, I jjust use one profile but this is a choice you can make over time.
Start by creating a personal profile with basic information about yourself, nothing too personal, just keep it simple. The important thing is to get started today! Create a profile with a minimum of your name, contact information, picture (yes, include your picture), business and some personal information.
Next, start looking for your friends, associates and clients that are also on Facebook, you may be surprised at who you find! Then the fun begins... I have found dozens of childhood friends, past business associates and even my favorite grade school teacher! I have connected with friends that are now in Mexico, overseas as well as living in Hawaii (must go to visit soon) and owning one of the TOP 100 Wineries in the world, right here in the East Bay Area! Try this for a couple of weeks and remember to search for your friends and invite them to join you as a Facebook Friend, you may be amazed at how fast your friends list grows... Congratulations, you are now social networking! Now that wasn't so tough was it?
